Clarendon Development
Garfield Park at Clarendon Village (formerly 2900 N. 10th Street) – TCS Realty Associates had their proffered zoning application approved by the County Board to allow for a mixed use development with 141 residential units, 8 live/work units, 20,757 square feet of office space and 4,085 square feet of retail space. The proposed amendment would reduce the gross floor area from 250,000 square feet to 208,000 square feet. The new building will have a height of 5 stories. The site is currently occupied by a CVS and the Sala Thai restaurant. (N. 10th Street and Washington Boulevard).
The Views at Clarendon – The First Baptist Church of Clarendon received approval from the County Board in October for a mixed use church and residential development. The project preserves the existing 107-foot church steeple, reconstructs the church and provides 116 rental residential units. The existing low scale educational building and day care center on the north side of the block will remain. The building height will be 10 stories. Seventy of the residential units will be guaranteed at affordable rate – 60% of area median income for 60 years. (N. Highland Street and N. 13th Street)
1200 N. Irving Street – Faison Development has filed a site plan for this section of Clarendon that fronts on Washington Boulevard on the west side of N. Irving Street. The proposed project is a highrise condominium project with ground level retail space. Discussions are on-going between Arlington County and the developer on the proposed project. (N. Columbia Station - The site plan filed by the Georgelas Group for a mixed use project under the Columbia Pike Form Based Code was approved by the County Board in mid-June 2004. Construction should start late summer 2005. The project incorporates the historic façade of the Arlington Hardware and provides a new home for the Arlington Free Clinic. The 8 story project includes 269 condominium units and 42,350 square feet of retail space which includes the 7,500 square feet for the Arlington Free Clinic. Arlington County will be contributing to 128 parking spaces that will be reserved for public parking. (Columbia Pike, S. Walter Reed Drive and S. 11th Street)
5400 Columbia Pike Condominiums - West Columbia Pike, LLC received approval from the County Board for a 10-story condominium project where the Columbia Village project is located. The project is the only site on Columbia Pike that allows heights over 6 stories per the Columbia Pike Form Based Code. The final number of condominium units will range between 235 and 272 and the retail square footage will range from 7,544 to 8,427 square feet. The final determination of size will depend upon the final engineering of a new section of S. Greenbrier Street on the west side of the property. (Columbia Pike at S. Greenbrier Street)
Courthouse Hotel Site – - The Donohoe Companies has been selected as the “preferred developer” for a new hotel-restaurant at the Courthouse Plaza development. The 11-story hotel will be a Marriott Residence Inn and will have 172 rooms. Parking for 133 cars will be provided. The hotel will be managed by Hospitality Partners. The filing of a Site Plan Amendment in the fall of 2005 with County Board action in late 2005 is anticipated. The ground lease for the property has been approved by the County Board. The hotel could be completed by first quarter 2008. (Clarendon Boulevard, N. Adams Street and N. 14th Street)
Courthouse Square and Landmark Block – At the east end of the Courthouse Plaza complex, there is a development opportunity for a major, urban mixed use project incorporating 2 office buildings, a cultural center, a civic urban plaza and underground parking. The site is comprised of County owned land currently occupied by surface parking and the Court Square West office building and the privately owned site located north of N. 15th Street. Arlington Economic Development is taking the lead to determine the amount and type of development that will take place and the timing and phasing of the development. In addition, AED is working to insure that County priorities for are met including the provision of underground parking, the cultural center, relocation of the homeless shelter and any future office space requirements that the County might have. Woodbury Park North (formerly 2335 11th Street North) – The AHC Inc. site plan for the 10.5 acre Woodbury Park Apartment site has been approved. The existing 364 units were constructed in 1949. AHC is proposing 108 new affordable units at a Metro-accessible location, a 3,700 square foot community center and 8,500 square feet of office space for a new AHC Inc. corporate headquarters. Construction should begin in May 2005 and construction will take 20 months. (Fairfax Drive & Route 50)
The Palatine - Gables Residential’s major site plan amendment for a residential project on N. Troy Street was approved by the County Board in February 2004. The project was acquired by Monument Realty LLC. The project will have 274 condominium units with no provision for any retail space. Sales will begin in mid-2005 with construction starting in August 2005 and taking 24 months to complete. (N. Troy Street and N. 13th Street).
2000 Wilson Boulevard Condominium Site Plan – Elm Street Development, Inc. has filed a site plan incorporating the Taco Bell and Dr. Dremo’s Tap House sites between Wilson Boulevard and Clarendon Boulevard just east of N. Courthouse Road. The site plan is for a mixed use development of 174 residential units and 29,300 square feet of retail space. The applicant is seeking bonus density in consideration of LEED certification. The project will be heard by the County Board in September 2005. (Wilson Boulevard and Clarendon Boulevard east of N. The Easton Residential Site Plan – Hovnanian Homes has files a site plan on the former Tax Analyst site on Westmoreland Street for 205 residential units and 6,630 square feet of retail space. Access is from Westmoreland Street. The project is scheduled to be heard by the County Board in September 2006. (Westmoreland Street east of Lee Highway)
Virginia Square Park Condominiums – The County Board approved in July 2005 a site plan for 135 unit mixed use project at the site of the Arlington Funeral Home. The project, a 12 story building, will include 2,648 square feet of retail space and 8,193 square foot “black box” theater. The theater will be managed by Arlington County. The Arlington Funeral Home will remain in place. The developer of the project TCR Virginia Square Holdings, LC. (N. Quincy Street at Fairfax Drive)
The Amelia Residential Major Site Plan Amendment – Much of this property is covered by site plans approved in 1976, 1997 and 1981 for commercial office space. This amendment incorporates additional property and proposes a new residential building with 117,787 square feet of residential (106 units) and 3,500 square feet of first floor retail space. R-C zoning is proposed to replace the existing C-O-1.0 and R-C zoning. Parking would be provided below grade on two levels. Dittmar Company has purchased this project and construction will start in June 2006. (N. 9th Street and Wilson Blvd.)
